It is tempting to furnish a hotel from a regular furniture showroom. The pieces look similar, they are available immediately and they are often cheaper. But residential furniture is built for a very different life, and the savings usually disappear within two or three years.
What “contract-grade” actually means
Contract furniture is designed and tested for commercial use: many different users, heavy daily wear, frequent cleaning and higher safety standards. In practice this means:
- Stronger frames — hardwood or engineered frames with glued and screwed corner blocks.
- Commercial hardware — heavy-duty drawer runners, metal inserts for bolts and hinges rated for thousands of cycles.
- Durable upholstery — fabrics with high abrasion ratings, stain treatment and flame-retardant options.
- Protective details — edge-banding, corner guards, floor glides and scratch-resistant finishes.
The real cost comparison
A residential chair might cost 30% less than a contract chair, but if it needs replacing after two years instead of seven, you will buy it three times. Add the cost of downtime, poor reviews mentioning “worn” or “tired” rooms, and staff time spent on repairs, and contract furniture is almost always the cheaper choice over the life of a renovation cycle.
Where you can save
Not everything needs to be heavy-duty. Decorative pieces that are rarely touched — a console in a corridor, a display cabinet in a suite — can be specified to a lighter standard. Spend on the items guests use every day: beds, chairs, desks and nightstands.
Questions to ask any supplier
- What is the frame made of, and how are the joints fixed?
- What abrasion rating do the fabrics have?
- Can you reproduce this piece in two years’ time?
- Is delivery and installation included, and do you offer after-sales support?
