Closing a hotel to renovate means months without revenue. The good news is that most furniture renovations can be done floor by floor while the hotel stays open. It takes planning, but guests barely notice.
1. Survey and schedule every room
Start with an accurate room schedule: every room type, its dimensions, and every piece of furniture in it. Photograph each room type. This becomes the basis for your order and for a fast installation.
2. Prototype one room first
Before ordering 100 rooms, furnish one. Let staff and a few trusted guests use it for a week. Small changes — a nightstand a few centimetres taller, a desk moved to the window — are easy now and expensive later.
3. Order by phase
Split the order into phases that match your occupancy calendar. Low season is the natural time for the busiest floors. Coordinated room packages make this simple: each phase is just a number of rooms.
4. Take out and install on the same day
The fastest renovations remove old furniture and install new furniture in a single visit per room. With pre-assembled pieces and a trained team, a standard room can be turned around in a few hours and back on sale the same evening.
5. Protect guests from noise and dust
Block a buffer floor between works and occupied rooms when possible, use service lifts only, and schedule noisy work in the middle of the day when most guests are out.
6. Recycle or donate the old furniture
Many pieces still have a useful life. Staff housing, schools and charities are often glad to receive them, and it keeps your renovation responsible.
